I'm Apollo Zimmerman, Certified professional home inspector and owner of A-Z Michigan Home Inspection. I have conducted well over 1000 inspections and have been in business for 10 years.
If you've come across this website, you're someone who understands the importance of unbiased opinions, which are hard to come by. You know it's not always a good idea to simply choose the first person on the list. When it comes to making one of the biggest decisions in your life, things can become overwhelming. A home inspection won't completely remove risks, but it can certainly help you avoid surprises. My goal is to assist you by providing a knowledgeable assessment of the home's condition and removing guesswork.
I am certified through InterNACHI to conduct professional home inspections whether 1 year old home or 100 years old, large estates or fixer-uppers. I inspect them all as if I was inspecting for my own family.

What's included in a home inspection?
My quality home inspection includes coverage in four categories spanning over 400 points of inspection:
Structural and mechanical aspects, including but not limited to, the foundation, the framing, the siding, the roof, and their associated parts. The attic and crawl space or basement are included.
Component systems of the home, which include, electrical, visible plumbing, heating, cooling, insulation, and ventilation.
Health and safety issues that may impact how you'll live in the home. For example, radon, mold, carbon monoxide, gas leaks, tripping hazards and fall protection (railings), and pay special attention to features of the home that may affect children, the elderly, or pets.
Conditions that could promote mold growth or be attractive to household pests. We have the knowledge to recognize signs of particular pests and fungal growth, and determine the necessity to contact an licensed exterminator or mold remediation specialist.
WHAT IF THE INSPECTOR FINDS SOMETHING?
This is the part that very often allows for the inspection to pay for it self.
Your Realtor can assist you in getting estimates to determine the cost of fixing any issues found by the inspector. Once you have the cost, you can negotiate with the home owner to decide if they'll handle the repairs or lower the home price so that you can cover the expenses. Home Inspectors are separate from providing repair quotes or recommending service providers to maintain impartiality and integrity during the inspection process.
WHAT SHOULD I DO BEFORE THE INSPECTION?
Check in with your Realtor before the inspection to make sure they can provide access to the home.
Make sure the utilities will be on, and that all systems in the home will be readily accessible. For example, there shouldn't be so many boxes stacked around the furnace that the inspector can't get to it.

What a home inspection is not…
In the plainest terms: A home inspection is not a guarantee, warranty, or an insurance policy against future defects or latent defects that can and will arise in any point in the lifetime of the house. A home inspection will not break down cost of repairs or make financial predictions. In even simpler terms -A home inspector reports on what they can observe at the time of the inspection. Inspectors can not see through walls or tell the future, if they could it would cost way more and they would not be looking at toilets and crawl spaces :).

How a Home Inspection Saves you Money…
It Provides an "Out"
A quality home inspection can reveal critical information about the condition of a home. This makes the buyer aware of what costs, and maintenance the home may require. If a buyer isn't comfortable with the findings of the home inspection, it usually presents one last opportunity to back out of the offer to buy. This step is important when purchasing a property because it may save you thousands.
Negotiating Tool
Home inspection reports present an opportunity to ask for repairs or request a price reduction from the seller. Work with your realtor to understand what requests can and should be made to negotiate a better deal. This is where the cost of an inspection almost always pays for it self.
Safety
A home inspection can detect safety issues like electrical problems, unsafe structural issues, radon, and mold. Make sure that your home-buying contract states that should such hazards be detected, you have the option to cancel the offer to buy.

You will see two options for inspections. One comes with a 20% discount! The other is very competitive, but does cost more. You will learn the same amount with either option. In fact the info you get will be more precise and succinct with the discounted option.
A couple terms:
“Non- Shadowing”- You can attend the entire inspection if you like and observe from a distance, but findings are held until the walk through at the end of the inspection. You will be given as much time as you need at the end. 20% Discount !!! (price will be reflected in quote)
“Follow along”- Follow along with the inspector most, or all of the time. Ask questions along the way. This does take longer so the price is higher.
The “Book Now” button sends the info to the inspector, from there you will choose a time. These times are place holders for morning or afternoon. There are typically more options to pick from, and we can discuss times via text/ phone after you submit your request.
Just price shopping? Go ahead, there is no obligation to buy, even if you press “Book Now”. I’ve done my research, you won’t find a better value. You will not be pressured to book by anyone if you are just looking at prices. Your info only goes to the inspector and is not saved or sold.
IF you check off both options it will add them together. If you want to see the price of either or make sure only ONE is checked off. For example if you want to check the base price of shadow vs discounted make sure the uncheck the previous option.
If you prefer to email the inspector for a price instead of using the price quote function above the old form is available below. The app above is immediate and you will not have to wait for a call back. Which can be delayed if the inspector is on a job.
I prefer if you use the above scheduler with the “GET STARTED” button, as that goes directly to my phone, and is easier to keep track of, but if you like the old form below better, It will still be responded to ASAP. Slightly slower, especially if I am on a job, as the form below only goes to email.

* Homes that DO NOT qualify for discount include:
Homes that are landlord owned AND tenant occupied.
Very heavily distressed. Think gutted, fire damaged, or abandoned for a long time.
Possible Upcharges
-If the home does not qualify for the discount for any reason above AND the shadowing option is selected, it would be base price plus an upcharge of 15%.
